Depending on the circumstances, applicable law may include the Personal Information Protection and Electronic Documents Act (PIPEDA) and other applicable Canadian privacy requirements.

Seller and Property Information
Where you request seller tools, estimates, market information, or assistance, we may collect:
- property address;
- property characteristics;
- renovation information;
- condition information;
- ownership-related information you choose to provide;
- selling timeline;
- reason for inquiry;
- expected price;
- occupancy information; and
- other information relevant to the requested feature.
AI and Emma Interactions
We may collect:
- prompts;
- questions;
- chat messages;
- feedback;
- property references;
- uploaded content;
- documents;
- images; and
- other information submitted to AI-assisted features.
Do not submit unnecessary highly sensitive information into general AI chat or search fields.
4. Information Collected Automatically
When you use the Platform, we may automatically collect technical and usage information, such as:
- IP address;
- browser type;
- device type;
- operating system;
- device identifiers;
- pages viewed;
- referring pages;
- date and time of access;
- interaction events;
- search activity;
- session information;
- approximate location derived from IP address;
- error logs;
- performance information;
- security events; and
- cookie or similar-technology identifiers.
Where a feature requests precise device location, we will rely on device permissions or another appropriate basis before accessing it.
5. Information From Other Sources
We may receive information from sources including:
- real-estate data providers;
- brokerages;
- real-estate boards;
- MLS®-related systems;
- service providers;
- authentication providers;
- analytics providers;
- public sources;
- government or open-data sources;
- referral sources;
- real-estate professionals; and
- other users where permitted.
We may combine information from different sources where reasonably appropriate for the purposes described in this Notice.
6. How We Use Personal Information

- provide and operate the Platform;
- create and manage accounts;
- authenticate users;
- provide property search;
- save searches and preferences;
- provide alerts requested by users;
- respond to questions;
- process showing requests;
- respond to buyer or seller inquiries;
- provide requested information;
- personalize Platform experiences;
- generate property recommendations;
- generate or support automated insights;
- generate estimated values or opinions of value;
- generate comparable-property information;
- provide AI-assisted responses;
- maintain conversation context;
- improve search relevance;
- maintain security;
- detect fraud and misuse;
- prevent scraping and unauthorized access;
- troubleshoot errors;
- understand Platform performance;
- conduct analytics;
- improve features;
- maintain records;
- manage consent;
- communicate about requested services;
- send commercial communications where legally permitted;
- enforce terms;
- protect legal rights;
- comply with legal obligations; and
- carry out other purposes disclosed at or before collection.
7. AI and Automated Processing
AskEmma uses AI-assisted and automated technologies.
Information you submit to Emma or another AI feature may be processed to:
- understand your request;
- retrieve relevant information;
- generate a response;
- compare properties;
- organize information;
- personalize results;
- improve feature performance;
- detect abuse; and
- maintain system security.
AI-generated outputs may be inaccurate or incomplete and should be independently verified.
We may use third-party technology providers, including AI, cloud, hosting, database, and infrastructure providers, to support Platform functionality.
Information processed through these services may, depending on the provider and configuration, be processed or stored outside your province or outside Canada and may therefore be subject to the laws of another jurisdiction.
AskEmma does not intentionally use private account content to train a publicly available general-purpose AI model unless we clearly disclose that practice and obtain any consent required by applicable law.
Where human review of a conversation, prompt, output, or technical record is reasonably necessary, access should be limited to purposes such as:
- support;
- safety;
- abuse prevention;
- quality review;
- troubleshooting;
- legal compliance; or
- improving the requested service.
8. Automated Estimates, Comparisons and Recommendations
The Platform may process information to generate:
- estimated values;
- opinions of value;
- comparable-property results;
- pricing comparisons;
- verdicts;
- property rankings;
- recommendations; or
- other automated insights.
These outputs are informational and may be based on incomplete or changing data.
They should not be treated as a formal appraisal, guaranteed valuation, or substitute for independent professional assessment.
9. How We Disclose Personal Information
We may disclose personal information in the circumstances described below.
Service Providers
We may provide information to service providers supporting functions such as:
- hosting;
- cloud infrastructure;
- databases;
- authentication;
- email;
- messaging;
- AI processing;
- analytics;
- cybersecurity;
- fraud prevention;
- mapping;
- customer support;
- scheduling;
- software development; and
- other operational functions.
Service providers should receive information only as reasonably necessary for the relevant function and subject to applicable arrangements and law.
Requested Real Estate Assistance
Where you:
- request a showing;
- request contact;
- ask to speak with an agent;
- request buyer assistance;
- request seller assistance;
- request a valuation discussion;
- submit a property inquiry; or
- otherwise request real-estate assistance,
we may disclose information reasonably necessary to respond to your request to:

Submitting a request does not by itself create a representation agreement.
Legal and Safety Purposes

- address cybersecurity incidents;

- enforce agreements; or

This does not prevent:

- disclosures required or permitted by law.
11. Marketing and Commercial Electronic Messages
Where permitted by law, we may send information about:
- properties;
- market updates;
- saved searches;
- property alerts;
- services;
- platform features;
- events;
- real-estate opportunities; or
- related content.
Where consent is required, we seek consent or rely on another legally permitted basis.
You may withdraw consent to marketing communications through the unsubscribe method provided in the communication or by contacting:
Withdrawal from marketing does not necessarily stop:
- requested responses;
- account communications;
- security notices;
- transactional communications;
- communications necessary to provide a requested feature; or
- communications otherwise permitted by law.
12. Cookies and Similar Technologies
We may use cookies and similar technologies for purposes including:
- security;
- authentication;
- session management;
- remembering preferences;
- Platform functionality;
- analytics;
- performance;
- error detection; and
- other disclosed purposes.

AskEmma is not designed as a service directed to young children.

Depending on the feature, you may be able to:
- unsubscribe from marketing;
- disable property alerts;
- change account preferences;

- deny device-location permission;
- request access;
- request correction;
- request account closure; or
- contact us about privacy concerns.
22. Third-Party Websites
The Platform may link to independent third-party websites.
Their privacy practices are governed by their own policies.
We are not responsible for privacy practices outside our control.
23. Changes to This Privacy Notice
We may update this Privacy Notice to reflect:
- changes in the Platform;
- new features;
- legal requirements;
- operational changes; or
- changes in information practices.
Where appropriate, we will update the effective date and provide additional notice.
